Air Conditioning

Every home we manage in Las Vegas has an air conditioner in it. We have found that air conditioning problems are often the largest expenses, especially in the summer. It’s a good idea to have the air conditioner inspected in spring and fall. Our asset protection plan does that. We change the filters four times a year. We inspect the coil on the outside as well as the contactor and we also check the input temperature and the output temperature. We make sure that air conditioning unit is performing properly.

Refrigerators

Another large expense in rental properties is the refrigerator. The asset protection plan takes care of the fridge and any problems that may occur with it. We vacuum the coil and clean out the lint that gathers under there. This helps the refrigerator to run more efficiently and last longer. You’d be surprised at the amount of lint that collects and builds up. It needs cleaning. When people walk through the house and over the carpet, the lint gets kicked up and caught in the refrigerator. Water Heater

In the laundry room and the bathroom, exhaust fans are usually present and they are a popular place for dust and lint to accumulate. No one ever checks them when cleaning out a house, but we do. This is part of our plan, and we clean out those fans to help prevent small fires that start because of lint build up. When your dryer blows lint into the vent in your wall, it doesn’t always make it outside the house. It might only travel four or five feet into the vent, then it stops. We take care of it.

Smoke Detectors

Smoke detectors in your home are an important safety feature. From a liability standpoint, they need to be operational at all times. When you sign up for our asset protection plan, you can count on us changing the batteries in those smoke detectors every year. It’s an essential part of maintenance. We date the batteries so there’s no confusion about when they were put in. When we conduct our inspections and find that a smoke detector is more than 10 years old, we replace it.

Leaks

During the course of our inspections, we look at every ceiling and check for water intrusion. If you have a two story house and we discover water on the first floor, that’s usually due to a shower upstairs. That can lead to mold if it isn’t taken care of. Water leaks on upstairs ceilings usually indicate a roof problem and we take care of that as well. Our asset protection plan requires us to check every single fixture in your house for leaks every 90 days. We look at toilets, sinks, tubs and showers. Hopefully, we can stop leaks before they become larger, more expensive problems.
